Is Everyone Getting Sick At Your Workplace?

A picture of someone looking not well. Be Cognizant Of Your Work Colleagues' Health

There are a lot of sick people in the office place today with COVID-19 all around us, but in the 1970s, “sick building syndrome” became apparent as a lot of people displayed unwell symptoms after having spent extended periods of time in buildings with poor air quality.  Good judgment and immediate attention can correct the situation and save you money in the event of litigation.

People most at risk include:

  • Infants and children.
  • Pregnant women.
  • The elderly.
  • People with compromised respiratory systems or asthma/allergies.
  • People with weakened immune systems.

While molds are found naturally in the environment, an overabundance inside buildings is undesirable; some people can experience health effects.  Experts disagree about the more controversial details of mold, but they all agree that if you have excessive mold, it needs to be removed.

Control Moisture and Reduce Mold:

Act Within the First 24 to 48 Hours

  • Correct any water leaks or standing water.
  • Remove standing water under cooling coils or air handling units.
  • Properly maintain humidifiers, if used.
  • Replace wet or visibly moldy insulation materials.

Estimates made by the World Health Organization say that poor indoor air quality costs are estimated to be over $60 billion in employee sick leave and loss of production.

Part of your responsibility to the tenants, workers and students who may work and play in your Bloomfield Hills & Troy, MI buildings includes proper maintenance and prompt response to any situation that could cause health effects.

SERVPRO of North Oakland County is available 24 hours a day, 7 days a week and 365 days a year.  To learn more about Indoor Air Quality, call us at 248-439-1160.

How Did Your Business Property Flood?

9/14/2020 (Permalink)

Water Damaged Commercial Property Yes, water damage can hit you at work too!

There are many potential sources of flood damage for commercial properties and local  businesses, including broken roofs, raging rivers or even hurricanes.  However, the most common floods are caused by relatively innocent facilities you probably have on your premises:

• Water supply lines

• Fire sprinkler systems

• Toilet and bathroom fixtures

• A broken pipe

If you own or operate a business in Birmingham, Bloomfield Hills, Madison Heights and Troy, MI, then chances are that you stand to come across at least one of these sources of commercial flooding.  If it happens to you, remember that water restoration companies and their technicians are well practiced in restoring damage caused by these issues.  A good company should have you back to new in less time than you expect.

Water Supply

These water supply line systems are essential for nearly every business, but a broken pipe in one of them might create a complete disaster.  The best way to deal with these issues is to shut off your water main as soon as possible.  In fact, stopping the flow should be your first step in almost any flooding situation, as long as entering the flood area does not provide an immediate threat to your health.

Fire Sprinklers

Sprinkler systems are designed to protect you from disasters, but they can cause disasters as well.  Prevent unfortunate losses by keeping your fire sprinklers maintained professionally.

Toilets

Nobody wants to think about a toilet overflowing, but this is one of the most common water-related disasters in businesses.  Well-maintained bathroom facilities have less chance of causing a catastrophe, but it's important to know where your water shut off’s are and how to shut them off just in case.  Some commercial toilet shutoff processes are far from intuitive.

Ruptured Pipes

A broken pipe might happen as a result of extreme temperature changes, direct stress or simple disrepair.  If it happens out of sight, you might not notice the problem until it's advanced far enough to have caused significant damage.  If you find a pipe issue, it's usually a good idea to call a trusted restoration company and your insurance provider immediately after you stop the flow of water.

Why SERVPRO?

Here at SERVPRO of North Oakland County, we are THE water damage restoration specialists and are ready to restore your property back to pre-water damage condition.  We are available 24/7 so that when a disaster strikes, we have your back. Give us a call when you have any disaster!

Critical Areas To Clean In Stores

4/20/2020 (Permalink)

Commercial Cleaning In Stores Yes... We Can Clean Your Stores!

Every day more and more shoppers visiting grocery stores in Troy, Birmingham, Bloomfield Hills and Madison Heights, MI, means more and more hands touching things you’re going to buy.  Scary right?  By giving more attention to germ-prone areas, store workers play a significant role in preventing the spread of viruses.

How do you properly clean sections of a grocery store?  Read our store checklist below!

Store Cleaning Checklist

  • Shopping carts: As carts are used throughout the day, constantly wipe down the touch areas of the cart (especially the handles) with disinfectant cleaner.  Treat hand baskets the same way.  Nightly power washing serves as a proactive measure to sanitize and prepare the carts for use the next day.
  • Checkout aisles: Cashiers (and with the assistance of baggers) should frequently clean the checkout area.  The conveyor belt, rails on each side of the belt, customer counter, and the bagging area should be wiped down at pace with the number of customers passing through.
  • Credit Card Machines: Keep credit card reading machines clean.  Cash and plastic cards are known for harboring germs.
  • Restrooms: Public restrooms in a store probably already receive several cleanings per day, but with a recent emphasis on public health, it’s wise to increase the frequency of cleaning.  Customer and employee restrooms should be sanitized throughout the day: floors, doors, stall walls/doors, all handles (including paper towel and soap dispensers), sinks, counters, baby changing sections, etc.  Once the store is empty for the day, a more comprehensive cleaning should be done from top to bottom.  You should sanitize everything.
  • Floors: Floors are high-traffic areas, and grocery store floors get even more foot traffic now that restaurant traffic is prohibited beyond carry-out.  For more efficient and thorough floor sanitization, consider using an industrial auto-scrubber.
  • Walk-in freezers and refrigerators: Because freezers and refrigeration units house more prepared food these days, it’s a best practice to keep them clean for food safety. Give extra attention to these areas where products are handled by customers.  These areas should be routinely cleaned.  At a time that works best for your store schedule, remove the items from the refrigerator or freezer and clean the surfaces with no-touch products.  This helps mitigate any contamination.

Be aware of places where hands leave behind germs and coughs/sneezes may leave behind pathogens. As always, we are here to help!  It can be overwhelming for your team members and our cleaning teams are ready and available 24/7 to proactively clean your business.  Please call us today!  248-439-1160

Where Does Water Damage Start In A Commercial Building?

3/3/2020 (Permalink)

Commercial Toilet Paper Will Help Prevent Clogged Toilets How To Stop The Clogged Toilets? How About Using Thinner Toilet Paper?

Owning and managing a commercial building in Troy, Birmingham or Bloomfield Hills, MI means that you have a lot on your plate and are extremely busy.  You probably want to avoid reacting to problems, but instead you’ll want to anticipate problems and be prepared.

When It Comes to Water Damage, How Do You Do That?

Drainage

Bathrooms and kitchens in a place of business get a lot of foot traffic.  This means that your drains and toilets are doing a lot of work, so you should do what you can to keep them flowing and avoid flooding.   Schedule your maintenance crew to check on them regularly and consider conducting a camera-scope inspection every so often.  Some tips to avoid a clogged toilet:

  • Buy thinner, commercial grade toilet paper.
  • Post signage about what can go in the toilet.
  • Provide plenty of labeled waste receptacles.

Pipes

First, you should look into what type of pipes you have.  If they’re older, they might be polybutylene, copper or galvanized iron.  These materials are prone to damage and don't last forever.  Please consider replacing if this is the case.  Regardless of material, it is important to check them for corrosion or leaks on a regular basis because even the smallest drip can accumulate and bring headaches.  Winter is not over and this time of year can also be hard on pipes, so be sure to keep your building warm enough to avoid freezing and broken pipes.

Fire Sprinklers

Sometimes your sprinklers can be triggered to go off without a fire.  A warm light nearby or even some burnt food in the microwave may cause the blaze.  This can cause water damage, especially if not taken care of right away.  You should have a water damage restoration company (SERVPRO of North Oakland County) picked out so you can move forward right away with water repair should something like this happen.  It’s even more important if the incident was in a carpeted area, because this may eventually turn into a mold problem.  There's a lot to manage in a large building.  If you know what to add during a regular maintenance routine and some simple preventative measures, your life will be much easier.

The Worst Kind Of Downtime

Commercial Water Damage From Toilet Overflow Don't mess around with water damage!

Toilets overflow with sewage from time to time due to a sewage backup, and commercial properties are just as vulnerable as a home, apartment complex, and condominium.  That means if the main sewer line to your office building gets clogged, then your entire office will be overwhelmingly contaminated with sewage water. If you are a business owner in Troy, MI and the surrounding area, and you have to close your office for any period of time this could be detrimental to your business.  In moments like this, it is important to remember to think calmly and act quickly.  Contacting your property owner is always a priority.  Next to that, you want to us here at SERVPRO of North Oakland County to handle this type of emergency.  Our team is highly trained to handle, mitigate and restore any size property loss.  Please call us at 248.439.1160 today!!

Common Water Issues for Commercial Properties

1/23/2020 (Permalink)

Commercial Property Water Damage Commercial Water Damage In Troy, MI

For a commercial property owner in Troy, MI and its surrounding neighbor cities, unexpected water problems can be a big issue. Fortunately, a water damage professional can help you assess, clean, and repair damages from any flooding or leaks you may have. Here are a few of the most common water problems a business may face from leaking pipes to foundation cracks.

1. Pipe Breaks

A pipe break can occur in a number of ways.  Over time, the pipe can age and loosen in its fittings, or extensive use can lead to pinhole leaks.  Extreme heat or cold can also affect a pipe’s integrity.  A blocked pipe can lead to pressure buildup and eventually burst.

2. Plumbing Backup

Blocked plumbing can even lead to a toilet backup or sink overflow.  When a pipe is blocked, water can take the shortest path out regardless of its intended flow path.  Blockages can occur from a number of things, including the buildup of water minerals over time inside a pipe or someone pouring a solidifying material, such as plaster or grease, down a drain.

3. Weather

Extreme weather conditions can also lead to leaking pipes.  Cold temperatures can cause the water in pipes to freeze and expand.  The expansion puts pressure on the pipe and can create a crack or even cause it to burst altogether.  If you know cold weather is coming, you can check with a local professional about what preventive measures to take.

4. Foundation Cracks

Foundation cracks can also become a problem leading to water damage.  Water can seep through cracks and pool up, leading to further issues such as mold.  Any crack should be investigated and assessed as soon as possible to determine the best course of action.

Water damage can happen to a commercial property.  Fortunately, a professional can fix the damage caused by leaking pipes, foundation cracks, backed up toilet, or weather and help you repair your property.

Maintaining Your Commercial Properties

Downtown Detroit

Maintaining your commercial property in your Bingham Farms, Birmingham or Bloomfield Hills area is very important indeed.  You’ll always want to make sure your building is appealing to potential customers or tenants.  In order to ensure that you are taking sufficient care of your property, you have to take into account many things.

Preventative maintenance is a huge for commercial properties.  This means making sure that things such as the heating and air conditioning and plumbing are working correctly.  Staying on top of this consistently can save you a lot of time and money from avoiding any major disasters.

Landscaping and waste removal are other important aspects of maintaining your commercial property.  Making sure that your grass is cut and there are no dead plants or trees can go a long way to giving your property a more attractive look.  With waste removal, you just need to make sure that waste is picked up regularly and also that wind blown waste that falls on to your property is picked up regularly as well.  People notice the smallest things and a tidy property is important.

If you own a commercial building, it is important that you have an emergency budget.  This can be used in the event when a disaster strikes, because no one ever really knows when they’ll arrive.  Please call SERVPRO of North Oakland County, (248) 439-1160 when you do need help.

When Your Business Loses Power, Here's What You Can Do

7/25/2019 (Permalink)

Blackouts Are No Fun

We all know that summer storms in Metro Detroit can cause unplanned interruptions in your utility service at home and at work!  In fact, with the last storm system that came through two weekends ago, thousands around Berkley, Bloomfield Hills, Bingham Farms, and Birmingham, MI were without power for 4 days or more and just recently power was restored!

When power lines are down, you need a way to continue your business without losing important information.  A power outage doesn't have to bring your business operations to a halt.  Here are three ways you can continue working even if you are temporarily without your normal power or internet sources.

1. Seek Alternate Locations

One convenient thing about the internet is that you can access it from almost anywhere.  If you know your business is going to be without power for a few hours, use some creative restructuring to get work done.  Allow employees to work from home until power is restored in your building. Take a working lunch to a restaurant with a strong Wi-Fi signal.  There are many places where you can work comfortably while technicians are repairing power lines and restoration experts are fixing anything wrong within the building.

2. Use Backup Power

If you are able to stay in the building to work, a backup power source can help you do so.  A portable generator or battery backup can get you through a temporary power outage.  Use an uninterrupted power supply to avoid losing data on an unsaved document during a sudden outage.

3. Follow Internet Tips

If you have a limited data plan on your phone, you can use Wi-Fi if available.  If you have unlimited data on your phone plan, you can use your phone as a mobile hotspot by turning on the “mobile hotspot.”  This can help you finish what you have started if you experience a momentary lapse of service in your building.  If power is limited, make sure that you only using the essential services you need.  You may be tempted to log on to check social media or play games while you are waiting on the power to come back, but this can drain your battery quickly.  Conserve energy by only using what you need until you have full service again.

A power outage can be frustrating, but it doesn't have to be devastating.  Having a backup plan can save data and allow your business to continue functioning.

Get Your Commercial Property Ready For A Disaster

Building Maintenance within a commercial property can be made easier by identifying possible issues with the property before they become hazardous.  This isn’t a detailed list, but here are some very helpful tips from SERVPRO of North Oakland County on how to consistently maintain your commercial property:

Check HVAC thermostats, humidistats and other control systems.

Inspect HVAC air filters as recommended in the operations and maintenance manual.

Check all HVAC vents, hoses and especially filters for debris or obstructions.

Check drain pans and condensate drains, especially if your building provides cooling systems.

An Easy 5 Steps To Handle A Commercial Pipe Break

5 Easy Steps To Deal With Burst Pipes

Bursting pipes can cause extensive damage in a commercial property. There are several steps you can take to limit the extent of the damage.

1. Call a Plumber

Contact a plumber with an emergency work order to fix a broken pipe. If more than one person is on site, one person should make the call while the other shuts off or collects water.

2. Shut Off the Water

Shutting off the flow of water to your building can limit the amount of water that can cause damage. Notify all occupants that the water is turned off.

2. Collect Water in Containers

Collect as much water from bursting pipes as possible in any containers you have on hand. Once again, if more than one person is present, you should cycle out containers as each becomes full. These containers will be heavy, and a sturdy cart may help prevent strain or injury.

3. Fix Broken Pipes

A plumber should resolve the source of the leak before you can start removing water and restoring the area. Continue to try to mitigate the damage until help arrives.

4. Eliminate All Standing Water

Use any method available such as buckets, mops, towels, or a wet vacuum to start getting rid of standing water. You may want to call SERVPRO of North Oakland County, your commercial damage restoration professionals with specialized equipment to pump out water. Water from a burst pipe is clean Category One water. If water leaks through building materials to another floor, it becomes contaminated Category Two water. 248-439-1160

5. Dry the Affected Area

Prevent mold or other secondary damage by completely drying the area affected by the leak. Use a dehumidifier to draw moisture out of porous or semi-porous building materials and contents.

Inspecting A Commercial Property For Mold

7/30/2018 (Permalink)

A mold inspection can remove at least one of the unknowns before a business adds a building to its property portfolio.

Buying a building is a significant investment for any businessperson, and there are a lot of moving parts to this type of transaction in Metro Detroit. Though it can be an expensive undertaking, hiring a professional to perform a mold inspection before the sale can head off major problems and remediation costs in the long term.

Where Mold Growth Can Be Problematic

To live in this world is to live with mold. At its best, it makes life better by contributing to the creation of bread, wine, cheese and some medicines, like penicillin. It does, of course, have serious drawbacks as well, though.

Prime spots in a building for a mold problem are well-known:

• Bathrooms are a place where mold can grow in grout, between wall tiles, and in the tub or shower.
• Windows that have been improperly sealed can allow moisture into walls or ceilings and facilitate mold growth. A mold inspection can reveal this to a potential buyer.
• Exterior doors without effective seals can allow moisture to collect and harbor mold.

Even slightly high humidity can facilitate the growth of mold. Experts recommend the prudent move of keeping indoor humidity levels below 45 percent.

Why Mold Growth Can Be Problematic

It isn’t only visible mold that can be troublesome to a property owner. Left unchecked, mold can destroy wood because it is an organism that feeds on surface nutrients. Mold that infiltrates drywall cannot be removed, and the affected area must be cut away. Carpets and insulation are also moisture-holding materials that mold can compromise to the point that they must be replaced.

Buying real estate can be a complicated process, and it is impossible to know everything there is to know about a building’s history or future. However, a mold inspection can remove at least one of the unknowns before a business adds a building to its property portfolio. For more information, visit: http://www.SERVPROnorthoaklandcounty.com/

Mold Remediation in Commercial And School Buildings in Bloomfield Township

Bloomfield Township Mold Remediation in Commercial And School Buildings Serviced by SERVPRO

Mold invasions are a common problem in schools and commercial buildings. As these buildings age, their susceptibility to invasion increases due to factors like leaky roofs, tendencies for moisture retention, and the erosion of waterproofing material. However, learning more about Bloomfield Township mold remediation and building maintenance techniques can help guard against these unwanted infestations. Read this short article provided by SERVPRO to get information regarding this issue.

Mold Remediation in Schools. As reported by the Health Schools Network, children are at a greater risk of exposure to mold than their adult counterparts. This is the case because the organs of small children are still in the developmental stage. A child's lungs are disproportionately large in relation to total body mass. This means that inhaled mycotoxins can have a profound impact on the child's body. Unfortunately, the school setting often creates the right condition for the development of mold. This risk can increase as the school ages. Common areas for mold growth include storage closets, cafeterias, locker rooms, and bathrooms. The mold spores can then circulate throughout the school by way of the air ducts, one of the major factors contributing to "bad air." Clean ambient air quality provides a safer environment for our students.

For the prevention of these fungi from spreading in school buildings, it is important for school officials to have regular maintenance work and inspections scheduled and completed. Since malfunctioning HVAC systems and leaky pipes are the most frequently reported causes of mold proliferation, having this equipment and plumbing checked can drastically decrease mold growth in schools, or hopefully, prevent its occurrence.

Mold Remediation in Commercial Buildings. Just as school buildings are susceptible to mold infestations, commercial buildings can become a hotbed for the fungi. One of the common places for mold to grow within the commercial setting is the HVAC system. The systems that are not functioning optimally or are ill-equipped to handle the workload can generate moisture buildup. This can lead to mold growth as the spores within the air ducts will adhere to organic matter and develop into mold colonies. The mold can now spread throughout the office via the A/C network. SERVPRO can inspect and, if necessary, clean, sanitize and deodorize the HVAC system as part of a regular maintenance and cleaning program.

Call SERVPRO Now. To ensure that mold does not become a problem in your school or commercial business setting, securing a mold prevention and extermination service is important. Bloomfield Township mold remediation can usually be prevented if proactive inspections and maintenance plans are followed. The IICRC-certified professionals of SERVPRO possess the advanced skills and knowledge, along with top-notch equipment, necessary to expedite and optimize all mold services.
